PRACTICE AREA
Property and conveyancing
Buying or selling shouldn't feel like a leap of faith. We check the contract, chase the details and manage settlement so nothing gets missed.
How we help
- Residential purchases and sales
- Off-the-plan purchases
- Seller disclosure statements for sellers
- Commercial and retail leases
- Transfers between family members
- Subdivisions and title matters
How it works
- Send us the contract before you sign, if you can. It is the cheapest time to fix a problem.
- We review the contract and the seller's disclosure documents and explain anything unusual.
- We handle searches and keep track of your finance and building and pest dates, updating you and your broker.
- We settle electronically and confirm the moment the property is yours.
What it costs
Conveyancing is a fixed fee, quoted up front, plus searches and government fees at cost. You'll know the total before you engage us.
Rules to know in Queensland
- Since 1 August 2025, sellers must give buyers a disclosure statement and certain certificates before the buyer signs. If they don't, or the documents are materially wrong, the buyer may be able to end the contract.
- Most residential contracts have a five business day cooling-off period, starting when you receive the contract signed by both parties.
- Ending the contract during cooling-off usually costs 0.25% of the purchase price.
- There is no cooling-off period when you buy at auction.

Common questions
Should I get the contract checked before I sign?
Yes, if you can. Once you have signed, your options narrow quickly. We can usually review a standard contract within one business day.
I'm selling. What do I need to prepare?
Under Queensland's seller disclosure rules you need a disclosure statement and certificates ready before a buyer signs. We prepare these with you before your agent starts marketing.
Can you help my family transfer a property between us?
Yes. We'll explain the transfer duty and tax questions to raise with your accountant, then handle the transfer and registration.
